(1) TAKE A CLOSE JUDGEMENTAL ""LOOK" AT WHAT NEEDS TO BE CLEANED , PAINTED, REPAIRED OR REPLACED. You want to impress prospective buyers with an uncluttered home which is in good repair. Focus on the inexpensive elements which call help sell a home, such as fresh paint, new light switches and door handles, clean carpets. Or maybe offer the buyer an allowance toward the purchase of new carpeting, so they can select their color and style of preference.
(2) THE EXTERIOR OF YOUR HOUSE IS JUST AS IMPORTANT AS THE INTERIOR. You can improve the curb appeal by applying a fresh coat of paint, cleaning the gutters and down spouts, sweeping the driveway, mowing and edging the lawn, planting flowers, replacing the old mailbox and putting out a new doormat. If your house windows are spotted or look cloudy, consider having your windows professionally cleaned. Attending to these details is crucial in giving your home a neat and finished look. (3) TRY GIVE YOUR HOUSE THAT "OPEN AND AIRY" FEELING. Open all curtains and blinds and turn on as many lights as possible for bright and airy, open look. You may want to bake cookies or brew chocolate-flavored coffee to give you house a warm and "homey" smell. Avoid cooking foods with strong odors such as garlic and onions, and do not leave dishes in the sink. (4) BUYERS MAY BE OPENING KITCHEN CABINETS AND BUILT-IN CLOSETS TO ASSESS THE SPACE. Take a few minutes and quickly go through cabinets and closets. Try to increase the amount of floor space shown and straighten hanging clothes,that will be effective in making the space seem larger. In the attic, cellar or garage space, add air fresheners, sweep floors and attempt to cut through some of the clutter. The goal is make storage areas seem big and neat so it is easier for buyers to visualize their belongings in the space and feel that there would be less cleaning work in preparing those areas. (5) TRY TO LEAVE THE HOUSE WHEN YOUR SALES REALTOR AND BUYER ARRIVE. The buyer will feel more comfortable viewing your house and will ask more question about the property, If you must be present, keep the children and pets under control and turn off the television and stereos, as the noise may distract the buyer.
